Sell Then Buy? Or Buy Then Sell?

Complexities:
Our risk averse clients were motivated to upgrade after finding their household had expanded with the decision to accommodate a dear elderly parent also. They had missed out on two consecutive homes due to their offer being too conservative, and being ‘subject to sale and settlement’ against stronger conditions. They were frustrated, desperately wanted to avoid a ‘gap’ between homes, (having to try and secure a sizeable short to mid term rental property), and weren’t confident in obtaining bridging finance.

Synopsis:
Our clients randomly approached us at a busy open for inspection – a fortuitous introduction as we were able to match the sellers somewhat quirky home with a very particular client we’d been searching for in Taroona for 6 weeks. Not being ready to move home from the UK for 6 months, we agreed on a short settlement with a 4 – 6 month right to occupy for the purchasors. This gave us confidence on budget, a sizeable window to allow some breathing space, and for us to find what we are told is now their ‘forever home;’ a lovely dog and family friendly bungalow Bellerive.
