Where there's a will, there's a way

Complexities:
Our client was very select in her requirements and location, and after 6+ mth’s of searching, was losing faith in the dream.

Synopsis:
Shepherd and Co were engaged to view homes on the clients behalf. After finding very little coming to market over a few months and the client narrowing her search parameters, we privately approached numerous waterfront acreage homes in the target area, and briefed all prominent local sell agents for possible off market options. 

After several weeks an (almost) perfect property was identified and the client was urged to swiftly fly down. Despite being enamoured with the homes magical position and ‘good bones’, our client needed some convincing around the ‘feel’ of the home and envisaging what it could be. 

Having been a long term rental and feeling somewhat compromised from former poorly considered renovations, we engaged our interior designer to quote on our advised cosmetic renovations and continued on with feasibility studies and complex due diligence investigations around outbuildings and waste compliance, suitability for Airbnb etc. 

After 4+ site visits with multiple stake-holder’s and a lengthy negotiation phase, the property was secured under budget for $1.3m. The old girl will be given a new lease of life with an empathetic $150k renovation, and will be re-valued at circa $1.7m providing both equity and the perfect forever home.
